Each grandfathered original lot is surveyed at approximately 132 feet by 67 feet or so, about 0.20+ acres without the vacant alleys.

Together with portions of non-vacated original alleys (still in grass or trees), altogether about 0.40 acres (unsurveyed). (Does not require an immediate survey or vacation petition unless you also want rights to alleys, etc). West of Zion Road on west side of island, canals and houses. South of County Road.

Lot is small, covered with trees, with a creek on west side. May need to be cleared and built up with solid foundation, drainage, driveway. FEMA does not show that these lots are in 100-year flood area map, and soil type is not flood-soil. Still, it is lower than other built up nearby lots, so will need some extra fill dirt. Development and zoning applications are up to you, as are all permits, etc.

Utilities are available for straightforward hook up (fees) with almost immediate access to Electric, Natural Gas, or piped city Water. (No well or septic needed).

Thornville Post Office. Close to Columbus (35 min / 35 miles east) south of the se part of Buckeye Lake. A couple miles on State Route 13, south of Interstate I-70. Thornport is a privately platted pioneer town with a privately built canal.

Possibility of dock permit from seller in Thornport bay / canal (now with winter low water and dredging scheduled in SE Buckeye Lake for years: the State of Ohio recently strengthened the dam in Licking County and finished that major project). Ohio may assert permits for submerged land in Thornport, but Thornport a privately built pioneer canal and canal town. Any shore access easement, permit, or small acreage nearby on water possible for separate purchase.

There are two bridges in Thornport, the southernmost bridge somewhat low (tops need to be pulled down on pontoon boats). Water low in winter. Canal water is 2-3' deep, with muddy parts. Private docks for yearly rent elsewhere in area from third parties.

Buy now before developers gentrify this private, pioneer area next to the SE corner of the lake, to get best pricing while you plan for your lake area home. Pay with mortgage or on payment plan. State of Ohio has announced intention to create new boat ramp / park site northeast of Thornport and in SE corner of lake, adjoining the canal into Thornport and the southeast corner of the lake. New 3-county policy group Buckeye Lake 2036 and governments are actively proposing design plans for this sleepy corner of Buckeye Lake.

Central Ohio growth is pushing activity up in the area of Buckeye Lake (30-35 min east of Columbus), and will wait for my pricing while talking to interested, serious investors and builders.

Walk to restaurants, bars, and taverns in Thornport at Buckeye Lake.

Lease a dock nearby from other neighbors or launch your kayak in Thornport at lakeside public dock for free.
