Qualifications:

-10+ years experience with appraisal review or valuation of single family, 2-4 family, condominium, cooperative, land trusts, leasehold and factory-built properties.
-Demonstrated ability to calculate loan-to-value ratios, utilize market extraction, and derive gross rent multipliers is required; preferred to have experience of developing cap rates and discounted cash flow analysis.
-Excellent analytical and communication skills, including written, and familiarity with Microsoft Office Suite (i.e. Word, Excel).
-Strong organizational skills, attention to detail, ability to work under time constraints, good interpersonal skills, and high degree of initiative.

� Make sure that all tenant files are maintained in accordance with company standards and all other regulatory agencies.
� Prepare and coordinate any and all regulatory inspections making sure site is in compliance and meets or exceeds the standards set by SMG and applicable regulatory agencies.
� Maintain the site office.
� Approve bi-weekly site staff payroll and submit authorization/approval to payroll.
� Schedule site staff to ensure adequate coverage at the site to meet the resident�s needs.
� Attend senior and corporate staff meetings as required.

Qualifications:
3-5 years experience as a Property Manager in a conventional apartment community. Excellent verbal and written communication skills; excellent problem-solving skills; must be self motivated with the ability to motivate others; ability to grasp all facets of real estate management; ability to handle budget projections, financial analysis, and landlord/tenant/fair housing laws; ability to maintain good relations with residents, employees, city officials and community. College degree preferred.

The successful candidate must have at least three years of increasingly responsible experience in housing rental operations as a Project Manager or Assistant Manager of a conventional housing project including two years of administrative and supervisory responsibility. The candidate will have excellent communication (verbal and written) and leadership skills to maintain full occupancy levels at all times.
